Commercial Generator PM & NFPA 110 Load-Bank Checklist
Commercial & Residential Generator PM & NFPA 110 Load-Bank Checklist
Whether your facility operates a 1,500 kW Caterpillar diesel plant, a 150 kW Kohler natural gas commercial unit, or a 24 kW Generac residential standby generator, reliability during a utility blackout depends on disciplined, documented preventative maintenance. Below is NYREERโs standard field inspection protocol.
1. Engine Lubrication, Fuel & Cooling Systems
- Engine oil level, viscosity, and scheduled OEM oil & filter change
- Laboratory lube-oil spectrographic analysis (commercial diesel units)
- Fuel filter / water separator drainage and element replacement
- Diesel fuel tank water-bottom check, biocide treatment & fuel polishing assessment
- Natural gas / LP regulator static and running manometer pressure verification
- Radiator coolant freeze-point protection (-35ยฐF+), pH/nitrite test & core debris cleaning
- Jacket water block heater operation and thermostat temperature verification
- Drive belts, radiator hoses, and vibration isolator inspection
2. Starting, Charging & Control Electronics
- Starting battery specific gravity, open-circuit voltage & digital conductance load test
- Battery terminal cleaning, anti-corrosion treatment & float-charger output calibration
- Starter motor current draw and cranking RPM verification
- Oil pressure, high coolant temperature, and overspeed safety shutdown tests
- Controller fault history download and firmware/exercise clock verification
3. Alternator, Automatic Transfer Switch (ATS) & Load Bank
- AC output voltage (L-L and L-N) and 60.0 Hz frequency stability under no-load and load
- Total Harmonic Distortion (THD) check for compatibility with on-site solar/BESS inverters
- Infrared thermal scan of generator main breaker and ATS normal/emergency lugs
- Supervised live Automatic Transfer Switch (ATS) utility-dropout simulation and re-transfer timing
- Annual NFPA 110 Stepped Resistive Load-Bank Test (2 hours at 30%โ80%+ rated kW to burn off wet-stacking carbon deposits and prove full thermal capacity)
